Depending on the property and the demand for the location, an open house could be rewarding or a total waste of time. The odds of Selling the property held open is low in a down economy. However, agents choose this form of marketing to provide a service to their Seller and to generate buyer leads. I have sold a number of properties to prospective buyers who visited the home I was holding open. The Buyers found the prefect home for them, but may have not, if they had to go through the process of contacting an agent, arranging an appointment to preview the property. If you are the listing agent performing ministerial duties and a customer decides to make an offer, be sure to present all disclosure concerning agency and the property, as soon as possible, before drafting the offer. The last thing you want is implied agency from the Buyer and you are not prepared. Know what both parties are entitled to according to your local real estate commission, and follow the guide lines set. This would create in Louisiana what we call "Dual Agency" and is rewarding for all parties involved if the agent knows there duty. We will cover Dual Agency in a later episode.
